Set to Bring Continuum of Housing to North Loveland
LOVELAND, COLO., December 10, 2025 – Infrastructure work has begun on Sugar Creek, a new 171-acre master planned community in north Loveland. Situated at the southeast corner of Highway 287 and East 71st Street, the neighborhood is focused on providing an integrated, walkable community with versatile housing options that are right-sized for a broad array of residents.
Sugar Creek will include homes within a range of price points and designs. Upon full build-out, the community will bring up to 1,110 new units throughout a variety of housing types including single-family, single-family attached, multi-family, for-rent and for-sale options.
A major focus for the neighborhood centers on connectivity to nature. It will feature two community parks, an intentional landscape design throughout and direct access to the Loveland Regional North Trail system.
The project will also enhance the surrounding area through over $79 million in public infrastructure improvements including East 71st Street, the Louden Ditch, the extension of 65th Street and Monroe Avenue, intersection enhancements and the addition of water and sewer lines.
Purposeful Partners
The project’s developer, locally-owned Black Timber Builders, has been purposeful in their selection of building partners for Sugar Creek. They are joined by Taylor Morrison and Trumark Homes in the delivery of the single-family residences. Black Timber sought not to just bring additional rooftops, but to ensure that the builders within the project had aligned values on quality and community.

Meeting Needs Across the Housing Continuum
The land for the project was assembled in 2021 from the Thompson Valley School District and Sitzman Investments LLLP. From the onset, Black Timber engaged in meaningful conversations with the school district, community partners, local officials and non-profit housing organizations to determine the best strategy for creating a neighborhood that supports Loveland’s housing needs.
Throughout the community, residents will have a breadth of housing opportunities ranging from for-rent apartments to single-family homes. The community offers homes suited for every stage of life from first-time buyers to young families to those looking to right-size their home.

Project Delivery
Infrastructure work on the project should be completed by fall 2026 with single-family home construction starting quickly thereafter. The apartment portion of the project is currently going through design approvals with a Q4 2026 estimated construction start.
Single-family home sales are anticipated to start in spring 2027 with the first homes within the project are slated to begin delivery in summer of 2027.
